A Domestic Energy Performance Certificate (EPC) is a legal document that provides a rating, on a scale of A to G, for a property's energy efficiency, similar to a report card for a home's "energy health". It details the property's current energy use, estimated energy costs over three years, its likely CO2 emissions, and offers recommendations for cost-effective improvements to reduce energy consumption and lower bills. A valid EPC is required by law before a domestic property can be marketed for sale or rent in the UK and remains valid for 10 years.  

 

What an EPC contains:

Energy Efficiency Rating:

A colour-coded scale from A (most efficient) to G (least efficient), indicating the building's energy performance. 

 

Energy Use & Costs:

An indication of the property's potential energy usage, focusing on heating, lighting, and hot water, along with estimated costs for the next three years.

The estimated annual carbon dioxide (CO2) emissions associated with the property.
