Expert Energy Performance Certification

A Domestic Energy Performance Certificate (EPC) is a legal document that provides a rating, on a scale of A to G, for a property's energy efficiency, similar to a report card for a home's "energy health". It details the property's current energy use, estimated energy costs over three years, its likely CO2 emissions, and offers recommendations for cost-effective improvements to reduce energy consumption and lower bills. A valid EPC is required by law before a domestic property can be marketed for sale or rent in the UK and remains valid for 10 years.  

What an EPC contains:

Energy Efficiency Rating:

A colour-coded scale from A (most efficient) to G (least efficient), indicating the building's energy performance. 

Energy Use & Costs:

An indication of the property's potential energy usage, focusing on heating, lighting, and hot water, along with estimated costs for the next three years. 

Environmental Impact:

The estimated annual carbon dioxide (CO2) emissions associated with the property. 

Recommendations for Improvement:

Suggestions for upgrades and their potential impact on the energy rating and running costs, including cost-effective measures and further improvements.

• An accredited domestic energy assessor carries out a physical assessment of the property. 

• They lodge the report with a central government register, and the owner receives a link to the certificate. 

• The EPC is then valid for 10 years from the date of issue.
